Marbella's solid infrastructure and multi-cultural character
have a positive effect on the real estate market. It is to be expected
that the growth on the Costa del Sol will be maintained. Today people

Marbella is a very protected area with a favourable climate
compared i.e. to Florida with its hurricanes or California with its
earthquakes.
As experts forecast, the price-increases of the last years
in the real estate industry will no longer be by 15-20% but will
decrease to 10-12%, which is still very good. So the real estate market
is solid and prices for real estate in top locations have not yet
reached their limits.
Once you have decided to buy real estate in Marbella, you
want to find out which area you prefer. Then you select the type
of real estate: do you want a plot to build your individual house?
Do you want to live in an urbanisation? Do you prefer a villa, townhouse
or an apartment? What size is good for you? How many bedrooms do
you need? What price are you comfortable with?
Concerning prices you should know that 7% transfer tax (I.T.P.)
are payable by the buyer for real estate which is not purchased from
a developer or promoter - 8% I.T.P. if the vendor is a developer
or promoter. Then there are notary fees and property inscription
fees. So you need to prepare for official costs of 8-10%.
If you decide to live in a planned community, you will have
to pay a community fee for the expences of the community on a pro
rata basis. If you own an individual villa you might want to employ
a gardener or a maid. Current salaries by the hour are about €12
for a gardener and €8-10 for a maid.
